Renters Insurance Reminders Rentec Direct

Rentec Direct will be making it easier to ensure your tenants stay in compliance with your renters insurance policies. Rentec Direct already provides a filter to quickly identify which tenants do not have a current policy. In September, an enhancement will be added to automatically notify tenants who are required to have a renters insurance policy, but do not have one recorded in the system.


More property managers are requiring tenants to obtain renters insurance before moving into a property. Most property managers incorporate it into their lease, and require that the tenant maintain coverage throughout their tenancy. This makes sense because renters insurance is rather inexpensive for the tenant and provides protections for both the tenant and landlord. The challenge for property managers is knowing if the coverage has been cancelled or suspended after the tenant moves in. Based on feedback we’ve heard, many property managers do not proactively monitor compliance with renters insurance requirements.

Rentec Direct provides a filter to quickly identify which tenants do not have a current policy. To use this filter, go to your Tenants page, and choose the Insurance Required filter. You will be shown a list of tenants that do not have an active policy. If enabled, Rentec Direct also notifies tenants via the Resident Connect app and the Tenant Portal if they need a policy.

Even still, it’s work to keep your tenants in compliance.  We’ve heard from so many clients that they would like additional features to pro-actively remind renters when they are out of compliance, to help take the burden off property management staff. We’ve heard you, and Rentec Direct is releasing a new tool to do just that.

We’re adding an enhancement in September to automatically notify tenants who are required to have a policy, but do not have one recorded in the system with periodic email notifications reminding them that they need to either a) obtain a policy, or b) forward their policy documents to you as proof of current coverage.

These reminders will be sent if following conditions are met:

  • The tenant has no policy, or has an expired policy, or has a policy expiring in the next 30 days.
  • The property the tenant is moved into has Renters Insurance Required set to a value of $100,000 or more.
  • The option to Send renters insurance reminders is enabled (by default this option is enabled). 

On September 15th, 2025 your renters who meet the above qualifiers will automatically begin receiving reminders.  If you do not want the reminders to go out as scheduled, visit Settings, Program Defaults, and disable the Send renters insurance reminders option before September 15th.

Rentec Direct also has a long-standing connection with Sure which makes it very easy for tenants to obtain renters insurance in as little as five minutes right from their phone or computer. This feature has been available on the Tenant Portal since 2018 and has been used successfully by thousands of tenants.  If you have this feature enabled (Settings, Program Defaults, Allow tenants to obtain renters insurance in the Tenant Portal), the email reminders will also contain a link to get an instant quote using our Sure integration.

This integration with Sure is included with all Rentec Pro and Rentec PM subscriptions at no extra cost.  If a tenant does obtain insurance through the Sure integration, Sure will automatically update Rentec with your tenant’s current policy information, and also send updates if they cancel their insurance or stop paying their policy. That information will automatically show up within the tenant information, and automatically update your filters and reports.  This helps you automatically know if your tenants are in compliance.

Tenants can also obtain insurance from their own agent, and the email notification provides the necessary information so the tenant can list you as an interested party and forward you proof of coverage. To manually update your tenant’s insurance information, edit the tenant, and update the Insurance Information section.
