He or she doesn&#8217;t want to lose a good renter, as much as you don&#8217;t want to have find a new apartment if the rent becomes too high. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Chris Purcell, a CPA from Pennsylvania, <\/span><a href=\"https:\/\/www.biggerpockets.com\/forums\/52\/topics\/431595-do-you-raise-rent-on-good-tenants\"><span style=\"font-weight: 400;\">tells BiggerPockets<\/span><\/a><span style=\"font-weight: 400;\">, \u201cMy theory is if a tenant pays on time and takes care of the house, leave the rent alone until they move on and then adjust it for a new tenant.\u201d<\/span><\/p>\n<h3>Ask to sign a year or 2-year long lease.<\/h3>\n<p><span style=\"font-weight: 400;\">Your landlord cannot raise the rent during a fixed term lease. The longer your lease term, the more security you will have in knowing your rent will not go up. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to <\/span><a href=\"https:\/\/www.thespruce.com\/apartment-lease-should-i-sign-for-one-or-two-years-156127\"><i><span style=\"font-weight: 400;\">The Spruce<\/span><\/i><\/a><span style=\"font-weight: 400;\">, renters may also be able save money by signing a two-year lease. Finding renters and refreshing an apartment after a renter leaves is costly and time-consuming for landlords. If you&#8217;re willing to sign a two-year lease, you may be able to negotiate with the landlord for a lower monthly rent.<\/span><\/p>\n<h3>Stay pet free while renting.<\/h3>\n<p><span style=\"font-weight: 400;\">Monthly pet fees and increased security deposits go hand-in-hand with pet-friendly rental housing. According to one study by Apartments.com, <\/span><a href=\"https:\/\/www.usatoday.com\/story\/money\/personalfinance\/2014\/10\/25\/pet-rent-apartments\/17793493\/\"><span style=\"font-weight: 400;\">80% of pet owners claimed they paid a pet-deposit<\/span><\/a><span style=\"font-weight: 400;\">, and of those, \u2153 \u00a0claimed to have paid an additional monthly pet rent. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pet fees can average between <\/span><a href=\"https:\/\/www.trulia.com\/blog\/trends\/pet-rental-markets\/\"><span style=\"font-weight: 400;\">$10-$50 per month<\/span><\/a><span style=\"font-weight: 400;\">, and it can vary depending on the number of animals and type of pet. Besides a pet rent fee, in some cases, <\/span><a href=\"https:\/\/thebark.com\/content\/pet-friendly-apartments-are-lucrative\"><span style=\"font-weight: 400;\">pet-friendly properties are more expensive<\/span><\/a><span style=\"font-weight: 400;\"> than comparable pet-free properties.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you want to keep your rental expenses down, wait to get a pet until you own a home or can afford to pay the extra monthly pet rent. <\/span><\/p>\n<h3>Don\u2019t move.<\/h3>\n<p><span style=\"font-weight: 400;\">Zillow released a study in 2017 that examined rent prices for renters that moved compared to renters that renewed their lease agreements. According to Zillow, \u201cLandlords typically raise rents at a slower rate for renewing tenants, so people are bound to save some money by sticking around \u2014 but who knew it would be enough to pay for another couple months of rent? Nationally, renter households that moved within the past year paid 47 percent more in rent in 2015 \u2013 an average of $3,946 more annually \u2013 than renters who had renewed their leases for at least five years.\u201d<\/span><\/p>\n<h3>Avoid negotiating for appliance upgrades or expensive repairs.<\/h3>\n<p><span style=\"font-weight: 400;\">A landlord may raise the rent to pay for new appliances, increased maintenance, and other expenses related to the rental property. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">If your landlord asks if you want a new washer and dryer or appliance, ask if it will be coupled with a rent increase. If so, hold out and be honest if the one you have is working fine. \u00a0Additionally, if there is a maintenance issue, like a clogged toilet or broken window, consider fixing the issue yourself if your lease allows it. Every small issue will cost your landlord time and money to coordinate a repair or check it out and he might have to raise the rent in the future to accommodate fixing these expenses.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Keep in mind that you should always report maintenance issues, because a small problem can lead to a very expensive repair down the line. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There will be some inevitable maintenance repairs that will occur especially if you live in an older property.
