The credit reporting agency or tenant screening service will identify which major credit bureau they work with to provide tenant credit information.<\/p>\n<p><b>How do I find a credit reporting agency or <a href=\"https:\/\/www.rentecdirect.com\/details\/tenant_screening.php\" target=\"_blank\" rel=\"noopener\">tenant screening service<\/a>?<\/b><\/p>\n<p>A simple internet search for \u201ctenant screening\u201d will reveal several online services available for property managers and landlords to perform <a href=\"https:\/\/www.rentecdirect.com\/details\/tenant_credit_check.php\" target=\"_blank\" rel=\"noopener\">tenant credit checks online<\/a>. \u00a0You should look for an agency or service that has an established reputation, works with a major credit bureau, and provides you with sample reports that are clear and informative.<\/p>\n<p><b>Do tenant screening services really provide instant access to a tenant\u2019s credit report?<\/b><\/p>\n<p>Yes! \u00a0As soon as you have applied and been approved for access, your tenant screening service should be able to generate an applicant\u2019s credit report within seconds of ordering it.<\/p>\n<p><b>A lot of property management software providers offer tenant screening but I do not use the software nor do I want to pay a monthly subscription fee.<\/b><span style=\"font-weight: 400;\">\u00a0\u00a0<\/span><\/p>\n<p>No problem! A <a href=\"https:\/\/www.rentecdirect.com\/blog\/best-property-management-software\/\">good property management software<\/a> company should allow you have <a href=\"https:\/\/www.youtube.com\/watch?t=8&amp;v=5XEn8LDcoAM\" target=\"_blank\" rel=\"noopener\">a tenant screening account only<\/a>. \u00a0These accounts should not require a monthly subscription fee and will only charge you for any tenant screening reports you actually order (which you can require your applicant to pay for in most cases). \u00a0Tenant screening reports include more than just credit reports, like criminal records, eviction reports, social security number validation and more.<\/p>\n<p><b>Why do I have to apply for access to order a tenant credit report?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Due to the extremely personal nature of the information contained in a credit report, the <\/span><span style=\"font-weight: 400;\">Fair Credit Reporting Act<\/span><span style=\"font-weight: 400;\"> (FCRA) established guidelines that limits who has access to a person\u2019s credit report. \u00a0For this reason, all credit reporting agencies and tenant screening services require you to submit a credit access application to establish the legitimacy of your need to obtain consumer credit information.<\/span><\/p>\n<p><a href=\"https:\/\/www.ftc.gov\/tips-advice\/business-center\/guidance\/using-consumer-reports-what-landlords-need-know\"><span style=\"font-weight: 400;\">Landlords and property managers are approved by FCRA regulations<\/span><\/a><span style=\"font-weight: 400;\"> to legally review a tenant\u2019s credit report (with consent) for the sole intention of determining an applicant\u2019s qualification to rent. \u00a0When setting up an account with a credit reporting agency, a landlord and property manager will submit a simple credit access application and supporting documentation that proves their need for access. \u00a0<\/span><\/p>\n<p>An application for credit report access is typically an extremely simple process for landlords and property managers that takes less than 30 mins to complete. \u00a0You will read through and consent to your credit reporting agency&#8217;s terms and conditions, agree to the credit bureaus terms, and gather supporting documentation like:<\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">A completed and signed rental application (from a past or prospective tenant)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Proof of property ownership of a rental property if you\u2019re a landlord (like a mortgage or property tax statement)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">OR A copy of a business or real estate license and a copy of a completed property management agreement if your a property manager \u00a0 \u00a0<\/span><\/li>\n<\/ul>\n<p><b>Do I really need a site inspection to order tenant credit reports?<\/b><\/p>\n<p>Yes, if you want access to a full credit report, you will have to complete a site inspection. \u00a0Site inspections are a relatively recent requirement from all major credit bureaus as a way to further protect consumers\u2019 right to limited access. \u00a0Site inspections provide extra verification that you are accessing, reviewing and disposing of consumer credit information securely and for legitimate and legal reasons.<\/p>\n<p>As part of the credit access approval process, your tenant screening agency will set you up with a third party licensed inspector that is approved by the major credit bureaus. The inspection should take less than 30 minutes to complete during which they will be verifying:<\/p>\n<ol>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">That you are a property manager or rental property owner and that the documentation you provided is accurate and legitimate<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">That you will be using the credit reports for the sole purpose of tenant screening only<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">That consumer credit files will be pulled from a safe and secure location as well as stored and disposed of properly (lock on the door, password protected computer, locking file cabinet, shredder, etc.) \u00a0<\/span><\/li>\n<\/ol>\n<p>Do you work from a home office? \u00a0No problem, site inspections can be conducted at your home office or other place of business.<\/p>\n<p><b>How do I access tenant credit information without a site monthly debt obligations and current past due amounts, and a credit score range but not an exact FICO score or specific details about their financial history. \u00a0Here is an example of a condensed
