We<\/span> <span style=\"color: #000000;\">had some great conversation, we covered a variety of topics, the story I would like to share with you today is <\/span><span style=\"color: #000000;\">one<\/span><span style=\"color: #000000;\"> of my <\/span><span style=\"color: #000000;\">very <\/span><span style=\"color: #000000;\">favorite topics, real estate investing. My<\/span><span style=\"color: #000000;\"> Friend, <\/span><span style=\"color: #000000;\">Scott<\/span> <span style=\"color: #000000;\">shared with<\/span><span style=\"color: #000000;\"> me <\/span><span style=\"color: #000000;\">some details <\/span><span style=\"color: #000000;\">in regards to<\/span> <span style=\"color: #000000;\">his latest real estate transaction <\/span><span style=\"color: #000000;\">and a very valuable lesson he gained from the whole experience. <\/span> <span style=\"color: #000000;\">First, <\/span><span style=\"color: #000000;\">I&#8217;ll give<\/span><span style=\"color: #000000;\"> a<\/span><span style=\"color: #000000;\"> little background\/<\/span><span style=\"color: #000000;\">credentials,<\/span> <span style=\"color: #000000;\">Scott is<\/span><span style=\"color: #000000;\"> a <\/span><span style=\"color: #000000;\">fairly<\/span> <span style=\"color: #000000;\">experienced real estate investor, <\/span><span style=\"color: #000000;\">he&#8217;s been dabbling in REI for the last 1<\/span><span style=\"color: #000000;\">0<\/span><span style=\"color: #000000;\"> years <\/span><span style=\"color: #000000;\">or so years and closed at least half a dozen deals. <\/span><span style=\"color: #000000;\">He&#8217;s <\/span><span style=\"color: #000000;\">a sharp businessman and no slouch in the brains department, <\/span><span style=\"color: #000000;\">he&#8217;s a<\/span><span style=\"color: #000000;\"> banker by <\/span><span style=\"color: #000000;\">day<\/span> <span style=\"color: #000000;\">and knows how to handle <\/span><span style=\"color: #000000;\">complex <\/span><span style=\"color: #000000;\">business transactions. <\/span><span style=\"color: #000000;\">Scott<\/span><span style=\"color: #000000;\">&#8216;s not all black and white (or is it black and red) like many people in the financial world. <\/span><span style=\"color: #000000;\">H<\/span><span style=\"color: #000000;\">e&#8217;s got a creative side, <\/span><span style=\"color: #000000;\">and is a bit of a rockstar in his own right, <\/span><span style=\"color: #000000;\">which is without a doubt useful when coming up with <\/span><span style=\"color: #000000;\">creative<\/span><span style=\"color: #000000;\"> solutions to problems <\/span><span style=\"color: #000000;\">in real estate investing or elsewhere in life.<\/span><\/p>\n<p align=\"left\"><span style=\"font-family: Arial, sans-serif;\"><span style=\"font-size: medium;\"><span style=\"color: #000000;\">Now for <\/span><span style=\"color: #000000;\"><b>the<\/b><\/span><b> <\/b><span style=\"color: #000000;\"><b>story<\/b><\/span><span style=\"color: #000000;\">, <\/span><span style=\"color: #000000;\">Scott <\/span><span style=\"color: #000000;\">purchased a single family <\/span><span style=\"color: #000000;\">home <\/span><span style=\"color: #000000;\">in February of this year <\/span><span style=\"color: #000000;\">with the intention of quickly rehabbing and flipping it. He got a great deal on the home, it was a foreclosure that needed around $10,000 and <\/span><span style=\"color: #000000;\">2<\/span><span style=\"color: #000000;\"> weeks worth of work. <\/span><span style=\"color: #000000;\">he <\/span><span style=\"color: #000000;\">was anticipating a profit of around $<\/span><span style=\"color: #000000;\">35<\/span><span style=\"color: #000000;\">,000 <\/span><span style=\"color: #000000;\">when all was said and done. <\/span><span style=\"color: #000000;\">Scott quickly procured a buyer for the home and being in the banking world he was prepared to get the financing for the mortgage done within 8 days. The buyer however told Scott that he had a lender that he really preferred to use. Knowing that <\/span><span style=\"color: #000000;\">this <\/span><span style=\"color: #000000;\">would slow the closing of the deal <\/span><span style=\"color: #000000;\">by a few weeks, at the <\/span><span style=\"color: #000000;\">lea<\/span><span style=\"color: #000000;\">st, <\/span><span style=\"color: #000000;\">Scott told the buyer OK you can use the lender of your choice but you have to pay for my cost of holding the home which is roughly $1600\/month. The buyer agreed <\/span><span style=\"color: #000000;\">to Scott&#8217;s terms <\/span><span style=\"color: #000000;\">and time went on. <\/span><span style=\"color: #000000;\">T<\/span><span style=\"color: #000000;\">hree<\/span><span style=\"color: #000000;\"> weeks went by and Scott checked in with the buyer, the buyer indicated that there was a bit of a hold up on the financing and it was going to take some more time. Scott called the financial institution to verify and they concurred that it was going to be another month. Scott was a little anxious now covering the costs and sitting on his vacant ready to sell home but he called the buyer again and the buyer confirmed that yes, he wanted the home and yes, he was going to cover the additional costs. A month went by and he called the mortgage lender again and again the lender said there were some stumbling blocks and they just needed a little bit more time. At this point Scott started getting that sinking feeling (you know the one). He said he would give them two more weeks and then he would have to find another buyer. The buyer and the lender both assured him again that everything was moving along but there were just some minor issues. Two more weeks go by and the buyer sets up a meeting with Scott. They sit down to a cup of coffee, and the buyer begins to tell Scott that the financing fell through that he wasn&#8217;t going to be able to purchase the home after all. As you can imagine this got Scott&#8217;s blood pressure up a bit. Scott began questioning the buyer and the buyer looked Scott square in the face and <\/span><span style=\"color: #000000;\">told him<\/span><span style=\"color: #000000;\"> \u201cyou let this happen\u201d. Wow! Scott had nothing to rebut because he was correct, as much as the buyer was in the wrong for stringing Scott along the way he did Scott let it happen <\/span><span style=\"color: #000000;\">and now unfortunately Scott <\/span><span style=\"color: #000000;\">will not recoup his costs for holding the house<\/span> <span style=\"color: #000000;\">and will have to find another buyer.<\/span><\/span><\/span><\/p>\n<p align=\"left\"><span style=\"font-family: Arial, sans-serif;\"><span style=\"font-size: medium;\"><span style=\"color: #000000;\">A<\/span><span style=\"color: #000000;\">nd <\/span><span style=\"color: #000000;\">last but not least<\/span><span style=\"color: #000000;\">&#8230;. <\/span><\/span><\/span><\/p>\n<p align=\"left\"><span style=\"color: #000000;\">\u201c<\/span><span style=\"font-family: Arial, sans-serif;\"><span style=\"font-size: medium;\"><i><span style=\"color: #000000;\"><span style=\"font-size: small;\">Make a mistake once it becomes a lesson, make the same mistake twice and it becomes a choice<\/span><\/span><span style=\"color: #000000;\">\u201d <\/span><span style=\"color: #000000;\"><span style=\"font-size: xx-small;\">Nishan Panwar<\/span><\/span><\/i><\/span><\/span><\/p>\n<p align=\"left\"><span style=\"font-family: Arial, sans-serif;\"><span style=\"font-size: medium;\"><span style=\"color: #000000;\"><b>The Lesson<\/b><\/span><span style=\"color: #000000;\">, l<\/span><span style=\"color: #000000;\">ooking from a glass half full perspective, which is exactly what Scott did, w<\/span><span style=\"color: #000000;\">hat a great lesson <\/span><span style=\"color: #000000;\">indeed. <\/span><span style=\"color: #000000;\">From this experience Scott learned that you can&#8217;t <\/span><span style=\"color: #000000;\">consistently <\/span><span style=\"color: #000000;\">rely on people <\/span><span style=\"color: #000000;\">to <\/span><span style=\"color: #000000;\">follow through <\/span><span style=\"color: #000000;\">even if they have good intentions. He learned<\/span><span style=\"color: #000000;\"> to always make sur<\/span><span style=\"color: #000000;\">e he is<\/span><span style=\"color: #000000;\"> covered regardless of others choices <\/span><span style=\"color: #000000;\">or personal situations<\/span><span style=\"color: #000000;\">. This is not to say that you can&#8217;t be kind, do people favor<\/span><span style=\"color: #000000;\">s<\/span><span style=\"color: #000000;\">, or be charitable but it should always be on your own terms <\/span><span style=\"color: #000000;\">and of your own choosing<\/span><span style=\"color: #000000;\">. <\/span> <span style=\"color: #000000;\">I<\/span><span style=\"color: #000000;\">n life we have to take responsibility for; our actions, <\/span><span style=\"color: #000000;\">the results <\/span><span style=\"color: #000000;\">of those actions<\/span><span style=\"color: #000000;\">, and our <\/span><span style=\"color: #000000;\">own <\/span><span style=\"color: #000000;\">reaction to those results.<\/span> <span style=\"color: #000000;\">It&#8217;s not to say that bad things won&#8217;t happen even if we make all the right choices, it&#8217;s what we do with those experiences that really can transform our life. We can become bitter, untrusting, un<\/span><span style=\"color: #000000;\">productive<\/span><span style=\"color: #000000;\"> or we can take those experiences and learn from them, pull the positive away, and create a rewarding life that is everything we&#8217;ve always wanted. <\/span><span style=\"color: #000000;\">Liv<\/span><span style=\"color: #000000;\">ing<\/span><span style=\"color: #000000;\"> authentic<\/span><span style=\"color: #000000;\">ally<\/span> <span style=\"color: #000000;\">and<\/span><span style=\"color: #000000;\"> be<\/span><span style=\"color: #000000;\">ing<\/span><span style=\"color: #000000;\"> conscientious of what could happen <\/span><span style=\"color: #000000;\">(bad or good)<\/span><span style=\"color: #000000;\">, <\/span><span style=\"color: #000000;\">being thorough, <\/span><span style=\"color: #000000;\">trusting your gut,<\/span><span style=\"color: #000000;\"> watch<\/span><span style=\"color: #000000;\">ing<\/span><span style=\"color: #000000;\"> for <\/span><span style=\"color: #000000;\">those<\/span><span style=\"color: #000000;\"> red flags <\/span><span style=\"color: #000000;\">or situations that could put the RE deal, <\/span><span style=\"color: #000000;\">or anything else,<\/span><span style=\"color: #000000;\"> in jeopardy<\/span><span style=\"color: #000000;\"> can help you steer clear of plans gone awry<\/span><span style=\"color: #000000;\">.<\/span><span style=\"color: #000000;\"> If you find a repeating pattern in your life <\/span><span style=\"color: #000000;\">in your business or<\/span><span style=\"color: #000000;\"> in relationships that you <\/span><span style=\"color: #000000;\">want to change<\/span> <span style=\"color: #000000;\">it <\/span><span style=\"color: #000000;\">could be<\/span><span style=\"color: #000000;\"> time to <\/span><span style=\"color: #000000;\">dig deep, <\/span><span style=\"color: #000000;\">c<\/span><span style=\"color: #000000;\">onsider that<\/span><span style=\"color: #000000;\"> you are the common factor, <\/span><span style=\"color: #000000;\">determine what&#8217;s bringing you to these situations <\/span><span style=\"color: #000000;\">and <\/span><span style=\"color: #000000;\">know for a fact <\/span><span style=\"color: #000000;\">\u201cyou let this happen\u201d.<\/span><\/span><\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>A good friend of mine, and I were recently able to connect and enjoy a nice dinner together.
