{"id":2959,"date":"2015-03-31T11:21:00","date_gmt":"2015-03-31T18:21:00","guid":{"rendered":"https:\/\/www.rentecdirect.com\/blog\/?p=2959"},"modified":"2016-12-27T14:38:02","modified_gmt":"2016-12-27T22:38:02","slug":"renew-or-move-part-2-2015-renter-behavior-survey","status":"publish","type":"post","link":"https:\/\/www.rentecdirect.com\/blog\/renew-or-move-part-2-2015-renter-behavior-survey\/","title":{"rendered":"Renew or Move: Part 2 &#8211; 2015 Renter Behavior Survey"},"content":{"rendered":"<p>Last week, we reported on the increase in <a title=\"lease renewal occurrences \" href=\"https:\/\/www.rentecdirect.com\/blog\/2015\/03\/renew-or-move-what-will-your-tenants-do-when-their-lease-expires\/\" target=\"_blank\">lease renewal occurrences in the past 10 years<\/a>, with the majority of renters choosing to stay put rather than move out when their rental lease expires.<\/p>\n<p>And while <a title=\"54.5% of renters reported\" href=\"http:\/\/www.multifamilyexecutive.com\/property-management\/rent-trends\/renewal-rates-hit-new-highs-in-february_o\" target=\"_blank\">54.4% of renters reported<\/a> opting to renew their rental lease instead of move, what about the remaining 44.6% of tenants who vacated their rental property?<\/p>\n<p>Tenant retention is the most cost effective way for property managers to build revenue and reduce vacancy rates. \u00a0<a title=\"Vacancies are expensive\" href=\"http:\/\/www.biggerpockets.com\/blogs\/4518\/blog_posts\/36167-for-rent-the-true-cost-of-vacancy\" target=\"_blank\">Vacancies are expensive<\/a>\u00a0considering the loss of rental income, utility bill responsibility that falls on the manager or property owner, the cost of advertising and marketing the property, and the time it takes to screen and approve applicants. \u00a0It is in a property manager&#8217;s\u00a0best interest to examine their pool\u00a0of moving renters in order to retain all qualified, responsible tenants, by renewing expiring leases.<\/p>\n<p>To better understand renter behavior, Apartments.com released the <a title=\"2015 Moving Outlook Survey\" href=\"http:\/\/corporate.apartments.com\/press-room\/apartments-com-national-survey-reveals-2015-moving-plans-for-renters\/\" target=\"_blank\">2015 Moving Outlook Survey<\/a>\u00a0which examines the reasons why renters choose to move and the reasons why renters choose to stay in their current rental. \u00a0Understanding renter behavior gives property managers the tools to make important leasing decision for offering incentives to encourage resident retention.<\/p>\n<p>According to the Apartments.com&#8217;s Survey, affordability, changes in marital and relationship status and wanting more space topped the list of reasons why respondents said they are moving this year.<\/p>\n<p><a href=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/2015-Top-Reasons-for-Moving.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-medium wp-image-2960\" src=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/2015-Top-Reasons-for-Moving-300x248.png\" alt=\"2015 Top Reasons Renters Move\" width=\"300\" height=\"248\" srcset=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/2015-Top-Reasons-for-Moving-300x248.png 300w, https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/2015-Top-Reasons-for-Moving.png 515w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>Alternatively, the survey asked renters the top 5 reasons they are planning on staying in their current rental property this year and found that neighborhood, expenses, and satisfaction with their current apartment are the top reasons these respondents are not moving.<\/p>\n<p><a href=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/Not-Moving-REasons-2015.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-medium wp-image-2962\" src=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/Not-Moving-REasons-2015-300x239.png\" alt=\"2015 Reasons Renters Do not MOve\" width=\"300\" height=\"239\" srcset=\"https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/Not-Moving-REasons-2015-300x239.png 300w, https:\/\/www.rentecdirect.com\/blog\/wp-content\/uploads\/2015\/03\/Not-Moving-REasons-2015.png 397w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>While some reasons for moving are out of a property manager&#8217;s hands (like relationship changes or job relocation), a successful manager might be able to capitalize on some factors to encourage residents to renew their lease. Considering the majority of survey respondents cited affordability as the top reason for moving, monetary incentives are no doubt an important tool for property managers to offer great tenants to encourage \u00a0them to stay put when their lease expires.<\/p>\n<p>Analysts at Software Advice\u00a0surveyed over 4,500 past and current renters to see <a title=\"incentives for renewing rental lease\" href=\"http:\/\/www.zillow.com\/blog\/pro\/best-incentives-lease-renewal-110229\/:\/\/\" target=\"_blank\">what incentives are the most effective<\/a> in convincing them to renew their lease. \u00a0When asked what items\u00a0renters\u00a0would prefer to encourage them to renew their lease, 52% of respondents indicated monetary incentives as the most enticing.<\/p>\n<p>Software Advice&#8217;s Survey revealed the top incentive preferences by type:<\/p>\n<ol>\n<li><strong>52% Prefer Monetary Incentives:<\/strong> Discounted rent(58%) and cash(28%) are the most popular types of preferred monetary incentive, followed by security deposit rebate(11%) or a gift card to a popular retailer (4%).<\/li>\n<li><strong>27% Prefer a Unit Upgrade:<\/strong> Types of unit upgrades include new appliances, new flooring or plumbing fixtures.<\/li>\n<li><strong>11% Prefer a Free Service:<\/strong> The most popular free service is a\u00a0gym membership.<\/li>\n<li><strong>11% Prefer Household Items:<\/strong> Like a new TV\u00a0or tablet<\/li>\n<\/ol>\n<p>If you are not able to offer monetary incentives to encourage lease renewals at your rental property,\u00a0the survey also reveals community incentives that landlords may offer tenants. \u00a0The most preferred community perk incentives\u00a0are:<\/p>\n<ol>\n<li>35% want a free Covered Parking Spot<\/li>\n<li>24% want a free upgrade to a better unit<\/li>\n<li>21% want a free upgrade to a greener unit<\/li>\n<li>20% want a free storage space.<\/li>\n<\/ol>\n<p>By encouraging residents to renew their leases, you reduce the effort and resources needed for turnover and marketing the vacancy. \u00a0\u00a0Now is the time to start considering lease renewal campaigns in your rental community. \u00a0As the survey indicates, renters anticipate moving months in advance, so managers need to be proactive about approaching tenants with renewal incentives that offer perks they actually want. \u00a0Managing lease expirations\u00a0with\u00a0your property management software can help you approach your tenants at the right time with an offer they will not want to say no to.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Last week, we reported on the increase in lease renewal occurrences in the past 10 years, with the majority of renters choosing to stay put rather than move out when their rental lease expires.
