I work with <a href=\"http:\/\/rentecdirect.com\" target=\"_blank\" rel=\"noreferrer noopener\">Rentec Direct property management software<\/a>. I&#8217;m also a landlord, a property investor, and a real estate developer. I&#8217;ve also been in the industry for over a decade, and I&#8217;ve written thousands of articles for the Rentec Direct Blog and across the rental industry for various websites.\u00a0<\/p>\n\n\n\n<p>I&#8217;m here today to talk about rental property types and what exactly it takes to consider a property and evaluate whether or not it&#8217;s gonna be the right investment property for you.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-categories-of-rental-properties\"><strong>Categories of Rental Properties<\/strong><\/h2>\n\n\n\n<p>So, when we think about rental properties in real estate, what kind of property types are there? Actually, let&#8217;s take a step back. It\u2019s not just property types, but also, what category of rental housing these property types fall into.\u00a0<\/p>\n\n\n\n<p>There are <strong>residential rental properties<\/strong>, <strong><a href=\"https:\/\/www.rentecdirect.com\/blog\/when-to-convert-a-short-term-rental-to-long-term-rental\/\" target=\"_blank\" rel=\"noreferrer noopener\">vacation rental properties<\/a><\/strong>, and <strong>commercial rental properties<\/strong>. Now, within each of those categories, there are going to be different types of structures and property types that really fit into that type of housing category.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-residential-rental-properties\"><strong>Residential Rental Properties<\/strong><\/h2>\n\n\n\n<p>When I think about residential real estate and residential rental property, that\u2019s what I have the most experience with and residential housing is what I <a href=\"https:\/\/medium.com\/authority-magazine\/women-leaders-of-real-estate-kaycee-miller-of-rentec-direct-on-the-5-things-you-need-to-succeed-in-e4e67a89ad69\" target=\"_blank\" rel=\"noreferrer noopener\">personally invest in the most<\/a>.\u00a0<\/p>\n\n\n\n<p>I like to break down those different housing types and really think about what they are and how they fit in the neighborhood. I also think about what kind of tenants and what kind of rental income we might generate based on those top property types.<\/p>\n\n\n\n<p>So, when you think of a rental property, what do you think of? Apartments? A house? A duplex?&nbsp;<\/p>\n\n\n\n<p>Yep, that\u2019s it. You got it. Those are the major different residential rental property types. So let\u2019s talk about each of these different housing types.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-single-family-homes\"><strong>Single-Family Homes<\/strong><\/h3>\n\n\n\n<p>A single-family home is a standalone home that one family or one household would live in.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-multifamily-properties\"><strong>Multifamily Properties<\/strong><\/h3>\n\n\n\n<p>Next, we get into multifamily properties. This includes any property with multiple dwelling units attached or detached on the same property or site.\u00a0<\/p>\n\n\n\n<p>This is where we think about <strong>duplexes<\/strong>, <strong>triplexes<\/strong>, <strong>fourplexes<\/strong>, or <strong>small apartment communities<\/strong> with an eight-plex or a couple of fourplexes on it.<\/p>\n\n\n\n<p>There are also those really large apartment complexes that might have a hundred or even a thousand units.&nbsp;<\/p>\n\n\n\n<p><strong>The Difference Between Properties, Units, and Doors<\/strong><\/p>\n\n\n\n<p>In rental real estate terms, you might hear the terms &#8220;property&#8221; and &#8220;unit.&#8221;<\/p>\n\n\n\n<p>For instance, someone with single-family rental properties might say, \u201cI have four properties.\u201d But if you\u2019re more familiar with multifamily rental properties, \u201cfour properties\u201d might mean four different buildings or four different multifamily properties with more units.&nbsp;<\/p>\n\n\n\n<p>So, someone could say, \u201cI have four properties but actually have 200 units,\u201d meaning each property has 50 units. Or, they might mean just four single-family units or a mix of single-family homes, duplexes, or ADUs.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-units-vs-doors\"><strong>Units vs. Doors<\/strong><\/h3>\n\n\n\n<p>When someone talks about how many properties they own, manage, or have, I always like to clarify, \u201cWhat exactly does that mean?\u201d In my experience, when I say \u201cproperty,\u201d I might be referencing what someone else calls units. Some people refer to them as \u201cdoors,\u201d so they might say, \u201cI have four properties but 200 doors.\u201d That number could reflect the physical doors that lead into the household dwelling units.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-commercial-properties\"><strong>Commercial Properties<\/strong><\/h2>\n\n\n\n<p>Commercial properties are categorized a bit differently. These often involve one large building with multiple separate units.\u00a0<\/p>\n\n\n\n<p>When you think of a commercial property, are you imagining a strip mall with windows, doors, and individual tenants? That\u2019s one example of a classic commercial property.<\/p>\n\n\n\n<p>Commercial properties can also be <strong>mixed-use<\/strong>, with a residential property on top and a commercial property on the bottom.&nbsp;<\/p>\n\n\n\n<p>Typically, commercial properties are rented by businesses. Some may even look like standalone houses with separate office spaces inside.
