In order to address maintenance issues efficiently, you need to have an effective workflow in place to connect the essential steps needed to fix your property and help your tenants feel valued.&nbsp;<\/p>\n\n\n\n<p>Thanks to a recent update to the work order management system in your Rentec Direct software, you now have options for enhanced tracking, communication, notes, and messaging options related to maintenance requests from your tenants and work orders assigned to your vendors.&nbsp;&nbsp;<\/p>\n\n\n\n<p>The enhancements to work orders provide the steps required to convert managing work orders into a mobile-friendly maintenance management system. You will be able to quickly address maintenance and repair tasks and improve communication options, helping to protect your investments and foster positive relationships with renters, vendors, and your management team. Previous data input fields have been updated to streamline data entry and maximize the efficiency of each space.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-updates-to-data-input-fields-include\">Updates to Data Input Fields Include:<\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><em>Details<\/em><\/strong> are <em>Shared Information<\/em>, visible in tenant and owner portals and on reports<\/li>\n\n\n\n<li>The <strong><em>Resolution field <\/em><\/strong><em>has been removed<\/em><strong><em>.&nbsp; <\/em><\/strong><em>To record resolutions or notes in the future, please use the new <\/em><strong><em>Notes &amp; History <\/em><\/strong><em>section<\/em><strong><em>.<br><\/em>System Note:<\/strong> <em>Any existing data in the Resolution field will be automatically added to the new <\/em><strong><em>Notes &amp; History<\/em><\/strong><em> field as a private note. You can make the note viewable through the tenant or owner portals.<\/em><\/li>\n\n\n\n<li><strong><em>Private Notes <\/em><\/strong>is changed to <strong><em>Work to Be Performed<\/em><\/strong> to provide clear, concise descriptions for your employees and vendors.&nbsp; Private notes can now be kept within the new <strong>Notes &amp; History<\/strong> section.<\/li>\n\n\n\n<li><strong>Now, let\u2019s welcome our new inputs:<\/strong>\n<ul class=\"wp-block-list\">\n<li>\ud83c\udf1f <strong>New<\/strong> &#8211; <strong><em>Reported By<\/em><\/strong> allowing the selection of a tenant who reported the work order.&nbsp; If the work order was reported by the tenant on the tenant portal, this will be pre-populated with that tenant&#8217;s name.<\/li>\n\n\n\n<li>\ud83c\udf1f <strong>New<\/strong> &#8211; <strong><em>Primary Tenant Contact<\/em><\/strong> is perfect for handling multi-tenant properties. The chosen tenant will be shown on the report with contact information and be a data field when customizing a work order message template (more exciting information about message templates below).<\/li>\n\n\n\n<li>\ud83c\udf1f <strong>New<\/strong> &#8211; <strong><em>Notes &amp; History&nbsp;<\/em><\/strong><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-notes-amp-history-per-work-order\">Notes &amp; History per Work Order<\/h3>\n\n\n\n<p>Each work order has a new Notes &amp; History section where notes can be manually entered as the work progresses.
