This void payment feature is a convenient way for you to ensure accuracy in your financial transactions.<br><br>A payment void is when a financial transaction is canceled before the funds have been settled by the cardholder\u2019s bank and before any funds have been received by the merchant (that\u2019s you!). For example, if a renter makes an online rent payment in the wrong amount, you can void the transaction before any money has been transferred between your accounts.&nbsp;<\/p>\n\n\n\n<p>Payment voids are different from refunds, since a void is canceling a payment before it\u2019s been processed. Refunds take place after funds have already been processed by the payee\u2019s bank and distributed to the merchant.\u00a0\u00a0<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-update-as-of-june-4th-2024\">*Update as of June 4th 2024:*<\/h3>\n\n\n\n<p><em>The void feature has been updated to also now zero out any associated fees related to the transaction being voided. Fees may include convenience fees or property management fees directly associated with the payment. When the void is successfully processed, the transaction and all fees will show a $0.00 amount and show VOIDED in the memo field.<\/em><\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity is-style-wide\"\/>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-void-online-payments-in-your-rentec-direct-account\">Void Online Payments in your Rentec Direct Account<\/h2>\n\n\n\n<p>If a payment is made in an incorrect amount or to the wrong recipient, it&#8217;s important to take action quickly. A void should be requested by 4pm pst on the same day the payment was initiated. Remember that a void is canceling a payment before any funds have been transferred. Most transactions are processed by 4pm pst each day, so a void likely will not be possible after that time. Once a transaction has been processed the only option will be to provide a refund to the payee.<br><br>Prior to this new feature release, the Rentec Direct Client Success Team would manually assist in voiding transactions.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Clients now have the option to void the payment, allowing a new one to be processed with the correct information. <\/em><\/strong><em>If the transaction is a split transaction, click<\/em><strong><em> Edit Primary Transaction<\/em><\/strong><em> to get to the primary transaction first.&nbsp;<\/em><\/li>\n\n\n\n<li>Click on Click on <strong>Void Transaction<\/strong><\/li>\n\n\n\n<li><strong>Approve<\/strong> the notice confirming that you want to void the transaction<\/li>\n<\/ol>\n\n\n\n<p>If the option to \u201cVoid Transaction\u201d is not visible that means the transaction has already been processed and the void window has expired.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<p>Here\u2019s a little more information to help clarify what a void is, who can process a void, how quickly the void occurs, and more helpful details.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-what-does-it-mean-to-void-a-payment\"><strong>What does it mean to void a payment?<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>When an online debit or credit card payment is void this means the payment was stopped before any funds transferring out of the cardholder\u2019s account.<\/li>\n\n\n\n<li>Even when a payment has been voided, it may show up as a pending transaction on the customer&#8217;s account statement for a short period of time.<\/li>\n<\/ul>\n\n\n\n<p><strong>Note: <\/strong><em>For further clarification of what a void is and how it works, click <\/em><a href=\"https:\/\/www.investopedia.com\/terms\/v\/void-transaction.asp#:~:text=A%20void%20transaction%20is%20a,or%20when%20fraud%20is%20suspected.\"><em>here<\/em><\/a><em>.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-who-can-void-online-payments-in-rentec-direct\"><strong>Who can void online payments in Rentec Direct?<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Any Manager or User with permission to Allow Editing of Transaction Amount can void online payments.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p><strong>Note: <\/strong><em>Click <\/em><a href=\"https:\/\/help.rentecdirect.com\/article\/811-permanently-delete-data\"><em>here<\/em><\/a><em> for more information about setting user permissions in Rentec Direct.<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-when-can-voids-be-processed\"><strong>When can voids be processed?<\/strong><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Voids can be processed the same day the payment was entered<\/li>\n\n\n\n<li>The cutoff time for most voids is 4 pm PST<\/li>\n\n\n\n<li>For transactions processed later in the day, the void window may last until midnight.<\/li>\n<\/ul>\n\n\n\n<p><strong>Pro Tips:&nbsp;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>It takes approximately 30 seconds for the void to be in effect<\/em><\/li>\n\n\n\n<li><em>If an online payment was entered on a weekend or holiday, the void can be processed the following business day<\/em><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-how-to-verify-a-payment-was-void\"><strong>How to verify a payment was void?<\/strong><\/h3>\n\n\n\n<p>There are a few ways to confirm a payment was void in your Rentec Direct account:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>The dollar amount of the payment will be changed to \u201c0\u201d<\/li>\n\n\n\n<li>The memo in the transaction will indicate \u201cVoid\u201d<\/li>\n<\/ul>\n\n\n\n<p>In Reports<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Online Payment reports<\/em> will have an indication of \u201cVoided\u201d<\/li>\n<\/ul>\n\n\n\n<p><strong>Pro Tips:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>If management fees are generated from rental income, the fee will need to be manually removed from the property ledger or changed to \u201c0\u201d following these steps in the Rentec Direct <\/em><a href=\"https:\/\/help.rentecdirect.com\/article\/617-edit-correct-or-delete-transactions\"><em>knowledgebase<\/em><\/a><\/li>\n\n\n\n<li><em>If tenants are set up for Send Payment Emails auto notification, you may want to send a clarifying message after a payment has been void.
